Planning and Development

 

The Town of Inuvik's Community Plan regulates Development Permit Areas and requirements. The purpose of the Community Plan is

  • to provide a vision for future town development;
  • establish policies to guide decisions about proposed developments;
  • identify strategies for encouraging development or;
  • redevelopment that will contribute to the economy, character, and future of the Town.

The Plan is based on an analysis of land supply and demand, the impact that projected population and economic growth could have on land development needs and a review of community facilities and development. 

 

Community Plan Amendments

A Community Plan Amendment is a request to change the land use designation of a parcel to a different land use (i.e. commercial to industrial, low density residential to higher density residential).

Since a Community Plan Amendment affects the entire community, each amendment application should seek to address two cause of concerns:

  1. Will this amendment, if adopted, benefit the Town or
  2. Will it possibly have an adverse effect on the Town's development?

Benefit, in this case, means promotion and enhancement of the Town of Inuvik goals and objectives identified in the Community Plan text and related policies. Conversely, adverse effects are those which would deter the attainment of the Town's Community Plan goals and objectives.

Upon receiving a completed application for a Community Plan Amendment, an initial study will be prepared and evaluated. All Community Plan Amendments require hearings before Town Council which has the approving authority.
